?“Structuring Outbound Property Investments into the US”

?Asian investors are investing into US commercial real estate at a record pace, pushing real-estate values higher and helping get stalled projects off the ground. According to data from Real Capital Analytics (RCA), Asian investment in commercial properties in the US stood at $8.6 billion through November 2013, double the $4.3 billion invested in all of 2012. Analysts predict that Asian investment in US commercial real estate (CRE) will surpass $14.4 billion in 2014.
The forces behind the surge vary. Capital is coming from big institutions like sovereign wealth funds and insurance companies, from ultrahigh net worth individuals, and from development companies looking for long-term, ground up projects. Some Asian pension funds are accumulating assets as they prepare to support aging populations; state-run funds are looking for diversification and stability.
With outbound investment on the rise, it is important to understand how to invest within key markets.
